It contains no project boundary, dimensions, orientation, contours, road alignment, plot schedule, villa programme, unit count, open-space calculation or phasing. The recorded 33-acre land bank, 45% interest and 15-acre share do not establish where any physical parcel, sale area or home type would sit.
A useful Prestige Chikmagalur master plan should name the legal property and revision, then show the surveyed boundary, lawful access, topography, development parcels, circulation, infrastructure, retained landscape, common areas and phase limits. The accompanying area statement should reconcile gross area, deductions, net development area and any saleable component using the same revision.
When a project-specific plan becomes available, compare it with the title and approval documents before comparing aesthetics. Ask who issued it, which phase it covers, whether north and scale are stated, and whether the road and area schedules match the commercial material you received.
